Precinct Plan - What's it all about
Brisbane City Council has announced the Sandgate Centre Suburban Renewal Precinct Plan. Some people have heard what it's all about and others haven't, so here's our explainer.

What is a Suburban Renewal Precinct Plan?
Brisbane City Council has been running a program of Suburban Renewal Precinct Plans which they say are to “bring smaller or under-utilised suburban areas to life”. Once finalised, these plans are adopted into Brisbane City Plan 2014 and used to guide and assess development applications. They directly determine what can and cannot be built in those areas.
Sandgate is one of six suburban centres currently undergoing this process. The others are Chermside, Mt Gravatt, Upper Mt Gravatt, Alderley, and Wynnum. They did not all start at the same time, so some (such as Wynnum) are further down the track than we are, and one (Stones Corner) has already been completed.

What will happen in Sandgate?
We are still at a relatively early stage of the process, with the process being based on “technical investigations, community feedback and Queensland Government feedback”, as Council describes it.
At this point we don’t have many details about what will actually happen but we can get an idea from the 15 storey plan recently approved for Wynnum.
One specific detail that has been released is the map of the Sandgate Precinct area. We have noticed that this map includes the Rainbow St industrial strip but does not include the former Gasworks site.

Where is it up to?
Council is currently undertaking background investigations and seeking initial community feedback, to help shape a draft plan. The draft itself has not yet been released. Formal public consultation on that draft is expected in mid-to-late 2026, with final adoption into City Plan anticipated in mid-2027.
How to have your say right now
At present, Council is inviting “initial thoughts” to help shape the draft plan. This is our chance as community members to influence Council now before the draft plan is finalised, so we really should make the most of it. You can submit these by emailing neighbourhood.planning@brisbane.qld.gov.au with the subject line Sandgate Centre Precinct Plan.
Once a draft is published, the direction is largely set, and subsequent consultation tends to produce only minor adjustments, so it is important to have your say now.
Council has also indicated that an interactive online map and survey will be made available at some point. We will post details when this goes live.
