Traffic and parking

Residents do not believe that the existing road network in the town centre can absorb a significantly larger population.

Published 7 May 2026

This was repeatedly raised across multiple posts and comments and seen as a major concern.

  • The roundabout and village-centre layout are seen as part of Sandgate’s identity but also as a genuine constraint on traffic capacity.
  • Residents are concerned that wherever high-rise development occurs in other parts of Brisbane, the local streets (and off-street parking such as around Einbunpin Lagoon) become clogged with overflow parking.
  • Parking is already very difficult in the foreshore precinct on weekends and residents are very concerned that this would be made far worse.
  • Residents do not believe that people living in luxury high-rise apartments are likely to exclusively or predominantly use public transport, as is often assumed by Council when deciding how much carparking must be provided by developers.
  • The proximity to schools and childcare makes traffic congestion and safety particularly concerning.
  • Several residents call for any development plan to be accompanied by a comprehensive, integrated traffic and parking plan, and for this to be made available to the community along with other background studies.
  • Alternative sites are raised as potentially better locations for density than the main street, from a traffic and parking perspective: the former Gasworks site and the Rainbow Street industrial strip sit outside the tight traffic constraints of the town centre, but are still very close to public transport and the commercial precinct. Deagon Racecourse should also be considered.

The consistent message is that transport and parking need to be addressed up-front, not put off until later.
