Flooding and drainage
Residents are concerned that much of the proposed development area is flood-prone.

- There is strong concern that the avenues already flood frequently due to Sandgate’s low-lying geography. This will only worsen with the advent of high-rise development. Locals want this to be taken into account more in any Council decision-making.
- There is also strong concern that increased impervious surfaces such as concrete will reduce natural drainage capacity and thereby make flash flooding events worse in both frequency and magnitude.
- There is a strong community view that flood modelling and drainage analysis need to be undertaken, made publicly available, and taken seriously before decisions are made.
